Every calculator is built on one shared configuration of UAE fees and market assumptions. Government charges — the DLD registration fee, mortgage registration, Ejari, VAT — are held as official values with a published source. Market conventions such as agency commission and security deposits are editable, because they are negotiated in practice.
Each result shows which figures are official, which are market assumptions and which you entered yourself. Open the “Calculation assumptions” panel on any tool to see the exact values used, their source and when they were last reviewed.
Where a tool relies on market data — service charges, community averages — the data source, reporting period and data status are shown next to the figure. If we do not hold a reliable number, the tool says so instead of estimating.
