Service charges are billed per square foot per year against a budget approved for each building or community, and they are one of the largest ongoing costs of Dubai ownership. This tool estimates your annual and monthly charge, and where we hold a figure for your community it shows the comparison — always with the source, period and data status attached.
Annual service charge = property size in square feet × rate per square foot per year. The monthly equivalent is simply that divided by twelve.
If we hold a figure for the community you select, it pre-fills the rate and the source is shown. You can override it with the rate from your own service charge statement, which is always more accurate than any average.
The approved budget covers what the building actually consumes: chilled water infrastructure, lifts, pools, gyms, security, insurance, reserve fund contributions and management. A serviced tower with extensive amenities costs multiples of a villa community with shared landscaping only.
Every figure the Service Charges uses is listed in the “Calculation assumptions” panel above, with its source and the date we last reviewed it.
