Use the same size basis as the benchmark you are comparing against — Dubai listings most often quote built-up or saleable area. Mixing bases produces meaningless comparisons.

A rate below a community average is a question worth asking, not an answer. Floor level, view, layout, finish, service charge and tenancy status all justify material differences within the same building.

Price per square foot normalises properties of different sizes so you can compare them directly. This calculator converts a price and a size into AED per square foot and, where we hold a figure for the community you select, shows the difference against that benchmark along with the data source and reporting period.
Price per square foot = property price ÷ property size in square feet. Nothing more — its value lies in what you compare it against.
The difference is your rate minus the benchmark rate, shown in dirhams and as a percentage. Within a small band either side the result is reported as close to the benchmark rather than above or below, because market data is not precise enough to justify finer distinctions.
Two properties in the same community can justifiably differ by a wide margin on floor, view, layout, finish, service charge and tenancy status. A rate below a community average is a question worth asking, not an answer.
Every figure the Price / sq. ft. uses is listed in the “Calculation assumptions” panel above, with its source and the date we last reviewed it.
