Total property cost and total cash required are different numbers. With a mortgage, the loan covers the balance of the price — but every acquisition cost is paid from your own funds.

This calculator totals every cost involved in buying a property in Dubai — the purchase price, the Dubai Land Department registration fee, the registration trustee fee, agency commission, VAT on professional services and, if you are financing, the mortgage registration and lender charges. It then separates the two numbers buyers most often confuse: the total cost of the property, and the cash you personally need to produce.
The DLD registration fee is a percentage of the property value, plus a flat administrative charge and the title deed issuance fee. The registration trustee fee is a flat amount that steps up above a price threshold, and VAT is added to the trustee service.
Commission is a percentage of the purchase price, subject to VAT. The rate is a market convention rather than a regulated figure, so it is editable.
The mortgage registration fee is charged on the registered loan amount — not on the property price — plus a flat administrative fee. Lender arrangement fees and the valuation fee are added on top.
With a mortgage, your cash requirement is the down payment plus all acquisition costs. The loan covers the rest of the price, which is why total property cost and total cash required are different numbers.
Every figure the Purchase Cost uses is listed in the “Calculation assumptions” panel above, with its source and the date we last reviewed it.
