Put up to four communities side by side on the metrics that matter — pricing, rents, yields and running costs — with the source and period shown for every figure.
Add up to 4. Every figure shows its source and reporting period.
These figures come from a sample dataset supplied for development. Replace it with licensed market data before relying on the comparison — every value is labelled “Estimated” for exactly that reason.

Highlights mark the numeric extreme in that row — the lowest price, the highest yield, the lowest service charge. They are facts, not recommendations: investment suitability also depends on liquidity, tenant demand, building quality, the supply pipeline and your own objectives.
High-density waterfront towers with a mature rental market, walkable promenade and direct metro and tram access.
Central district around Burj Khalifa and Dubai Mall. Premium pricing, strong short-let demand and the highest service charges in the city.
Man-made island with beachfront villas and low-rise apartments. Limited supply, prime pricing and a strong luxury rental market.
Live inventory in the first community you selected.
Tell us what matters most — yield, growth, schools, commute — and we will tell you which of these communities fits.
This tool puts up to four Dubai communities side by side on the metrics that drive a buying or investment decision: average sale price, price per square foot, average rent, prices by unit type and bedroom count, service charges and gross yield. Every figure carries its source, reporting period and data status, and highest is never automatically labelled best.
Each metric is stored against a community with a source, a reporting period and a data status — verified, estimated, manual, external or stale. The table shows what we hold and says so plainly when we hold nothing for a given metric.
Where both an average rent and an average sale price are held for the same period, gross yield is derived from them. It is an area-level indicator and will not match any individual property.
The lowest price, highest yield and lowest service charge are highlighted as factual extremes. They are not recommendations — investment suitability depends on liquidity, tenant demand, building quality, supply pipeline and your own objectives.
Every figure the Compare Communities uses is listed in the “Calculation assumptions” panel above, with its source and the date we last reviewed it.
