Dubai rent is paid in a small number of cheques rather than monthly by direct debit, and fewer cheques usually mean a lower rent. This calculator splits an annual rent into the cheque structure you want, then shows — separately and clearly — the cash you need at the start of the tenancy. Only the first cheque is due upfront, not the whole year.
The annual rent is divided evenly by the number of cheques. Four cheques on AED 120,000 is AED 30,000 per cheque, each covering a three-month period.
The deposit is a percentage of annual rent, conventionally lower for unfurnished and higher for furnished properties. It is refundable at the end of the tenancy subject to the condition of the property.
The agency fee is a percentage of annual rent, often with a minimum, and is subject to VAT. Some landlords pay it instead — if yours does, set the rate to zero.
Ejari registration is a fixed government fee. Utility accounts require a refundable deposit plus a non-refundable activation charge, and chilled-water communities add a district cooling deposit.
Every figure the Rent & Cheques uses is listed in the “Calculation assumptions” panel above, with its source and the date we last reviewed it.
