This calculator works out the monthly principal and interest payment on a UAE mortgage, the total interest you will pay across the term, and your loan-to-value ratio. It also builds a full amortisation schedule so you can see how the balance between interest and principal shifts over the years, and what overpayments would save you.
Monthly payment M = P × [ r(1+r)ⁿ ] ÷ [ (1+r)ⁿ − 1 ], where P is the loan amount, r is the monthly interest rate (the annual rate divided by twelve) and n is the number of monthly payments. At a 0% rate the payment is simply the loan divided by the number of months.
The loan is the price less your deposit. Your loan-to-value ratio is the loan divided by the price — lenders and the Central Bank both set maximum ratios, which is what makes the minimum deposit a regulatory matter rather than a preference.
Each payment is split between interest on the outstanding balance and principal repayment. Early payments are interest-heavy; as the balance falls, more of each payment reduces the debt. The amortisation schedule shows this year by year.
Extra monthly payments and lump sums are applied directly to the principal, which shortens the term and reduces total interest. The calculator reports both the interest saved and the time saved.
