Gross yield is a headline. Net yield is what reaches your account. This calculator shows both, and lets you choose whether the yield is measured against the purchase price or your total acquisition cost.

This calculator produces both gross and net rental yield for a Dubai property. Gross yield is rent over your investment basis. Net yield subtracts a vacancy allowance and the real costs of ownership — service charges, maintenance, management fees, insurance and anything else you add. You choose whether the yield is measured against the purchase price or your total acquisition cost, and the result states which basis was used.
Annual rent ÷ investment basis × 100. It ignores every cost, which is why it is always the higher and less useful of the two numbers.
Annual rent × (1 − vacancy rate). A vacancy allowance reflects void periods between tenancies and the reality that a unit is rarely let for every day of every year.
Effective rent less operating expenses. The management fee is calculated on collected rent rather than headline rent, since that is how managing agents charge.
Measuring against the purchase price gives the conventional market figure. Measuring against total acquisition cost — price plus all transaction fees — gives the yield on the money you actually committed, which is lower and more honest.
Every figure the Rental Yield uses is listed in the “Calculation assumptions” panel above, with its source and the date we last reviewed it.
