Your budget is limited by two things: the cash you can put down and the monthly payment you can comfortably carry. This calculator works out both and shows you the lower of the two.
Both modes apply the same purchase costs — only the starting point differs.
This has to cover both the deposit and every purchase cost — fees are not financed.
The configured maximum loan-to-value of 80% sets the minimum deposit at 20%.

This is an estimate for shortlisting, not a pre-approval. A lender will assess your credit profile, income documentation, employer and the specific property before issuing a figure.
The link saves your assumptions only — no personal details are included.
Recalculated through the full purchase-cost model, so tiered fees are applied exactly.
The deposit and the purchase costs both come out of the same pot.

We will shortlist what is available at this price and can introduce you to a mortgage advisor for a proper pre-approval.
This calculator answers the budget question from both directions. Enter the cash you have and it works out the largest price that cash supports once the deposit and all purchase costs are paid. Enter your monthly budget and income and it works out the largest mortgage that payment services, under the debt burden ratio lenders apply. The answer you can act on is the lower of the two.
Your cash has to cover both the deposit and the purchase costs. Because some fees are percentages of the price and others are flat or based on the loan, the calculator solves for the price at which deposit plus total acquisition costs exactly consumes your available cash.
The mortgage formula is inverted to find the largest loan a given monthly payment can service at your rate and term. That loan is then converted to a price using the loan-to-value ratio your deposit allows.
Lenders cap total monthly debt repayments as a share of monthly income. If your stated budget exceeds that cap once existing commitments are counted, the cap becomes the binding limit — and the calculator says so.
The headline figure is the lower of the cash-based and monthly-based maximums. A mortgage you can service is useless if you cannot fund the deposit and fees, and vice versa.
Every figure the Affordability uses is listed in the “Calculation assumptions” panel above, with its source and the date we last reviewed it.
